Developing “Electric City” on 500 acres of undeveloped land in a lower-cost region of Canada could cost roughly CAD $343.5M in total, including CAD $7.5M for land acquisition, CAD $50M for basic infrastructure, water, sewage, and electricity, CAD $240M for 2,000 small affordable homes averaging CAD $120,000 each with four homes per acre, CAD $15M for community facilities, and around CAD $31M for miscellaneous expenses and contingency, resulting in an average all-in cost per home of about CAD $171,750.
